Wholesaling in Rockport, TX

Wholesaling in Rockport runs on Texas law — the same rules in Aransas County as in every other Texas county. Here is the substance: what you are actually selling, the disclosures the law requires, and the checklist a Rockport wholesale deal has to pass before money moves.

Read this first: General information about how these rules generally work, not legal advice. Laws change; verify current law with a licensed attorney in your state before you sign anything.

What assignment means in Texas

Buying as a principal needs no real-estate license. You sign the purchase contract in your own name, as the buyer.

What you sell when you wholesale is not the house — it is an option or an interest in your contract. Texas law treats that distinction as the whole game, and it puts it in writing (see the disclosure rules below).

The disclosure rules

Texas Property Code §5.0205: before a contract is signed, a person who sells an option or assigns an interest in a contract must disclose IN WRITING to any potential buyer that they are selling only an option or a contract interest and do NOT hold legal title to the property.

The same section requires written notice to the property OWNER that the person intends to sell an option or assign an interest in a contract.

The disclosure is a document, not a website footnote. Wise Revival's own paperwork carries a standalone §5.0205 Notice to Owner, reviewed through our legal gate.

Why the foreclosure clock matters to a wholesaler

In Texas, foreclosure is non-judicial (power of sale in the deed of trust); judicial foreclosure also available — fastest case, about 41 days from the first required notice to the sale. A Rockport seller facing that clock has a deadline you can read off the statute; your job is to solve it before the sale date, with the disclosures above in writing.
