Wholesaling in La Veta, CO

Wholesaling in La Veta runs on Colorado law — the same rules in Huerfano County as in every other Colorado county. Here is the substance: what you are actually selling, the disclosures the law requires, and the checklist a La Veta wholesale deal has to pass before money moves.

What assignment means in Colorado

Colorado has no wholesale-disclosure statute; the broker line is acting FOR ANOTHER (dealing in options for others is broker activity). Wise Revival's deals are purchase contracts that may be assigned — never option flips.

The exception swallows deals that touch distress: buy from a distressed owner-occupant and a different body of law takes over — see below.

The disclosure rules

Under the Foreclosure Protection Act (C.R.S. §6-1-1103), a buyer who buys directly from an owner-occupant who is 30+ days delinquent or in foreclosure is an 'equity purchaser.'

Equity purchasers owe a written contract meeting §§6-1-1111/1112, a cancellation right for the seller, and a hard standstill during the cancellation window — no deed, no recording, no transfer or ASSIGNMENT, no payment (§6-1-1117(2)).

Violations are criminal (§6-1-1118).

Why the foreclosure clock matters to a wholesaler

In Colorado, foreclosure is non-judicial (public trustee foreclosure); judicial foreclosure also available — fastest case, about 140 days from the first required notice to the sale. A La Veta seller facing that clock has a deadline you can read off the statute; your job is to solve it before the sale date, with the disclosures above in writing.
