Every calculator, teardown, and data page on this site links here. If a number appears on Wise Revival Partners, this page explains the formula behind it, where its data came from, and who checked it.
Max allowable offer (MAO / 70% rule). MAO = (ARV × 70%) − Repairs − $10,000. The 70% is the safety margin: the remaining 30% is where closing costs, holding costs, selling costs, mistakes, and profit have to live. The $10,000 is the wholesale fee cushion built into every Wise Revival deal. Worked in full on a real deal: the Royal Woods teardown.
ARV. After-repair value is stamped only from sold, renovated comparable properties — similar size, same area, recent sales — and only when at least 3 solid comps support it. Below that bar, we publish no ARV. A real comp package of ours stamped $206,560 from 10 in-ZIP comps; another, in a non-disclosure market, honestly stamped nothing (64 sold rows, 5 priced, 2 similar). Both outcomes are the system working.
Cap rate and NOI. NOI = effective gross income − operating expenses. Debt payments, depreciation, and the owner's income tax are never operating expenses. Cap rate = NOI ÷ value, and value = NOI ÷ cap rate — the rate comes from real comparable sales in that market, never from a national average.
Cash flow and cash-on-cash. Cash flow = monthly NOI − mortgage payment. Cash-on-cash = annual cash flow ÷ total cash in (down payment + closing costs + repairs). Vacancy and repairs are always budgeted lines; a sheet that only works at 0% vacancy does not work.
Rehab tiers. Repair estimates run on per-square-foot tiers (cosmetic, mid-grade, full gut), with roof, HVAC, and foundation checked first — the big three before finishes, always.
Section 8 payment standards: HUD FY2027 fair market rent / Small Area FMR data — the published federal dataset, credited on every page that uses it. Property and tax figures: county tax rolls and parcel records for the markets we operate in (our El Paso tax-roll dataset alone covers 45,221 parcels). Deal numbers: Wise Revival's own deal records and comp packages — a teardown publishes only numbers we can source back to those records, in full. Law summaries: statute text reviewed through our legal gate before publication — see the disclaimer on every law page.
Two names are on every number. The writer runs the deal; the checker re-runs it independently. Calculator outputs on this site were hand-verified against worked examples before launch — the flagship calculator, fed the Royal Woods inputs (ARV $208,244, repairs $39,540), returns exactly $96,231. Data families refresh on their source's cycle: payment standards on HUD's release, law pages on statute change, teardowns dated and never silently edited. When we get a number wrong, the fix goes on the page with a new Last-updated stamp — the old number does not quietly disappear.
No invented statistics, no rounded success stories, no testimonial numbers, no "average student results." If a figure on this site cannot be traced to a formula above and a source above, it does not belong here — tell us and we will fix or remove it.
Next: how we make money — the other half of the trust apparatus.
